JOSH RICHMOND

Founding Principal & President

Joshua Richmond is a founding principal of Evergreen Medical Properties and currently serves as its President. He has over 17 years of healthcare real estate experience serving in capacities ranging from leasing and asset management to development and acquisitions. Mr. Richmond started his medical office career in Atlanta, Georgia with Richmond Honan Medical Properties where he was directly involved in 400,000 square feet of development. He later joined Welltower (NYSE: WELL) where he focused on organic growth and business development strategies for their asset management team. He left Welltower to help grow Physicians Realty Trust’s (NYSE: DOC) where he participated in over $2.4 Billion of medical office acquisitions. He also sold $500 Million of healthcare facilities and funded $200 Million of medical office developments. Mr. Richmond received a B.A. from Sewanee - The University of the South.

Justin Carpenter

Principal

Justin Carpenter is a Principal at Evergreen Medical Properties. He has a diverse real estate background working on behalf of both institutional and private investors across asset classes. Most recently, he served as a Vice President at Iron Tree Capital, a real estate investment firm. Earlier in his career, he served as the Director of Finance for RCG Ventures where he was responsible for overseeing all portfolio underwriting and analytics as well as fundraising and financing initiatives for a $1 billion national retail portfolio. Prior to RCG, he managed a portfolio of non-performing loans and REO properties at Midland Loan Services and worked at PGIM Real Estate (formerly Prudential Real Estate Investors) where he underwrote more than $1.3 billion in total acquisitions as well as several strategic dispositions. Mr. Carpenter graduated Summa Cum Laude with a BBA degree from the University of Georgia with a major in both Finance and Real Estate.

CHARLES HORNBERGER

Principal

Charles Hornberger is a Principal at Evergreen Medical Properties. Most recently, he was a Vice President in Citi’s Investment Banking Division, where he advised corporate clients, private equity sponsors and institutional investors on M&A transactions, public and private fundraising, and the evaluation of strategic alternatives. Mr. Hornberger executed numerous multi-billion dollar public M&A transactions and capital raisings, specifically within the midstream sector of Citi’s Global Energy Group. Previously, Mr. Hornberger was an attorney in Andrews Kurth LLP’s Corporate/Securities Group, where he advised clients on public and private M&A and financing transactions. Mr. Hornberger received a JD/MBA from the University of Texas and a B.S. in Commerce from the University of Virginia.

Senior Vice President, Finance and Accounting

Dawn Parker is Senior Vice President of Finance and Accounting. She is a CPA with a broad spectrum of experience within the real estate investment industry ranging from rapid growth start up organizations to multi-billion-dollar, public entities. In her financial roles, Dawn has actively participated in all aspects of the business including asset management, capital transactions and investor relations. Most recently, she served as CFO at Audubon Communities. Earlier in her career, Dawn worked with a variety of firms including KPMG, Equitable Real Estate, Wells Real Estate, Richmond Honan Medical Properties, Jamestown Properties, and Invesco (NYSE: IVZ). Mrs. Parker graduated Cum Laude with a BBA degree from the University of West Georgia with a major in both Accounting and Finance.

Bill Fryer

Board Member and Senior Advisor

Bill Fryer is a Senior Advisor to Evergreen Medical Properties and Co-founder of Iron Tree Capital. Mr. Fryer has 40+ years of experience through all business cycles with public and private enterprise level investing, including public and private enterprises in the healthcare sector, acting inside private and public real estate companies as principal and fiduciary. Following Mr. Fryer’s 30-year tenure as a partner at King & Spalding in Atlanta and New York, at which he led the firm’s real estate capital markets practice and was responsible for screening firm client originated investments in alternatives, including venture capital, private equity and real estate opportunities, he founded Iron Tree Capital LLC to invest in real estate operating platforms. Mr. Fryer has served as a member of the Board of Directors of Edens, a member of the Advisory Board of Jamestown Properties and an ex-officio member of the Board of Directors of Graham Commercial Properties . Mr. Fryer received a J.D. (Order of the Coif) and B.A. with High Honors degrees from the University of Virginia. He has served as the President of the University of Virginia Law School Alumni Association, as a trustee of both the UVA College and Law School Foundations, and as a non-voting representative to the University of Virginia Board of Visitors. He is a Trustee Emeritus of The Lovett School in Atlanta, Georgia.
